Planning the proper lead-time for your home search
It typically takes between 30 and 45 days to find the home you want to purchase and then get the keys. The time you spend searching depends on your intended move date. You may choose to search properties in one trip or revisit certain neighborhoods a number of times before you finally settle on one home and community. I suggest you start searching properties online at least three months before you intend to move, and I'll happily help get you started with the right outlets for this.
If you have school-age children, get to know which communities host the best schools
Everyone has a different idea about what makes up a good school as well as what educational programs your own children will thrive in. I can connect you with appropriate resources for local school information, test scores and other statistics. I also suggest that my clients meet with school personnel to determine which school or school district is most suitable for their children.
Make sure you've considered what's affordable, as well as variances in cost of living
Generally, your monthly payment for mortgage principal and interest, property taxes and property insurance should not exceed one-third of your gross monthly income. You should also consider your debt-to-income ratio when estimating your monthly payment on a new home. As for cost-of-living variations, we'll work together to consider differences in area housing, products and services. I'm also happy to gather information about local school districts, cultural attractions, recreation, entertainment and commuting distances so that you'll be making the most informed cost-of-living decisions when it comes time to make an offer.
